June 2023 HOA Meeting Follow Up

Good evening! After going around the neighborhood last night asking for contact information, we are still missing about a handful of resident contact info but I think for the most part, they are management companies with a couple individuals. 

I work for a real estate attorneys office. Today I reached out to one of our attorneys that deals with HOAs. I have confirmed with him that the way that our covenants and bylaws are written, we cannot do a co-op nor can we split the fee into HOA and HOA with pool. They were originally written with the HOA being voluntary but then at some point people  decided to become permanent members. Whether you are one of the originals and chose to be a permanent member or you bought the house as a permanent member, there is no going back, regardless of use of the pool. Whether or not you use the pool, it raises your property value. Paying the dues which helps maintain the pool helps raise your property value. Instead of looking at it as something you don't use so why pay for it, look at it as value to your home.

Our priority is to fill the main board positions. If we have more parties interested we can break down these positions into committees as we discussed at the June 12th meeting. Please see below for the positions and the responsibilities of each position. 

President- Facilitate board meetings, sign association docs, uphold association governing docs, create meeting agendas, call for votes/share results, appoint committees.

Vice President-Ensures order is maintained during meetings & parliamentary procedures, ensuring a smooth flow of business & serving as an informed source about association rules, bylaws & governing docs.

Treasure-The HOA treasurer oversees the association's finances. Specific HOA treasurer duties and responsibilities can vary from association to association, depending on what their governing documents say. Generally speaking, though, the HOA treasurer signs checks, reviews financial records, manages collections, and ensures the performance of reserve studies and audits.

Secretary-sends out meeting notices, prepares agendas and takes minutes. Secretary communicates with residents, validates docs and files forms.

Pool Liaison- Point of contact for pool company, open close gate, make sure trash is picked up and trash is taken to the curb each week.
