January 21, 2024 HOA MEETING

Meeting started @3:07pm 

We currently have $19,519 in the account and that is with 4 paying their 2024 dues.

For those of you that missed it at the last meeting, we did get the refund on the water bill from last year's leak. It was in the amount of $6k

This year before the pool opens, we will need to replace the Valve Key Assembly for the 2nd pump. The valve key assembly for the other pump was replaced last season and they did a temporary fix for the 2nd pump but it definitely needs to be replaced this year which is $470.  Stair railings also need to be replaced and drilling into the concrete will need to be done for $839. For those of you with children at the pool, please make sure you are not allowing your children to hang on the railing and/or rope to help avoid these costly repairs in the future.

This all goes under maintenance of the pool and passing the health inspection. We paid $325 for the health inspection in April or May.

82% of the votes voted for $200 for the special assessment for the next 2 years in addition to the annual dues. This special assessment will cover the cost of the resurfacing of the pool. 

Treasure Jonathan, who is an accountant, has done some research on fundraising and does not feel like it would be beneficial for us to fundraise. The way we file, if we start receiving funds from sales of merchandise or other methods like that taxes on those items will be taxed around 30%. In addition, there is a tipping point where if a certain percentage of our money comes from non-member dues that we have to use the second  method of everything being taxed  at 15%.

Dues and assessments never need to be paid in one lump sum. We are more than happy to work with you to set up a payment plan that feels less daunting than the full amount all at once to keep you current. Please reach out to us and let us know if this is something you would be interested in doing.  2024 dues will be due by April 1 in the amount of $350 and we are giving all homeowners until June 1 to pay this year's assessment of $200. Please be on the lookout for the invoices as Jonathan will be getting them out by the end of the month.

We are switching landscaping companies and will save $100 a month with biweekly service.

We will be looking for volunteers in the spring to help with laying pine straw as this is always an extra cost through landscaping companies. We are always looking for ways to save some money, especially with big expenses coming up with the pool. It would be awesome to get the neighbors together to help keep our neighborhood looking nice.

We are going to reach out to Trash Taxi and see if we can work something out to reduce the cost of trash service for the pool. A couple years ago  a notification was sent out to see if everyone could switch over because if 80% of the neighborhood has Trash Taxi they would pick up the pool for free but we had to do it within a month's time, which we did not succeed at. We believe we may be at that mark now, so we are going to contact them again about it.

One of our lovely homeowners let us know at the meeting that our neighborhood is on the schedule for early to late spring, depending on the weather, for repaving of our roads.  They will give us 2 weeks notice but they will be asking that no one park on the streets during this time.

There are lots of complaints of speeding through the neighborhood. Please remember we have walkers and children out playing. I know we can be in a hurry to get home but there is no reason to be speeding through the neighborhood. The Speed limit is 25.
