October 1 HOA MEETING RECAP

Code Compliance-

As several of you have reached out to code about the "plant House" we have as well. Code has addressed their violation and everything has been addressed and any "tickets" have been closed out. There is no limit on the amount of potted and/or plants in general. We also reached out to the Management company and they seem to be ok with it as long as the tenant is within code for the county.

Unfortunately our covenants/bylaws do not specifically say anything about "curb appearance" so there is not much the HOA can do either. The HOA will not be making county code complaints through the HOA email. If you would like assistance, Erin can make a complaint through her email. County Code contact information is also on our newsletter as well as our new website.

Budget

Our monthly operational budget is $3,000ish.

We are looking at different ways to save money. One way is changing the landscaping business starting in March. We are on an annual contract with our current company and missed the opportunity to cancel earlier this year so will be changing starting in March. Changing companies will save us about $300/yr.

2023 Pool season is now over so trash at the pool will be paused until next season, the monthly expense for the pool will stop as well until next pool season. ATT will continue to be a monthly expense as it covers the internet/wifi for the cameras, the key card to get in should the board have to access during the off season. Insurance is a non-negotiable monthly expense that will continue.

Special Assessments

Sign-after doing some more research into getting the neighborhood entrance sign, we are not able to get approval from the county due to clearance issues. In January, we will be voting on re-allocating those funds to the resurfacing of the pool. The $75 assessment fee billed 2023 should cover the cost of inflation of the quote provided to us by the pool company.

The Pool company has recommended that we resurface the pool in the next 2 years. They are hoping we can make it 2 more seasons but also cannot guarantee 2 more seasons. Should the pool crack between now and when we have the funds to resurface, the pool will need to be shut down until we have the funds to resurface. We did get about 3 or 4 different quotes and our current pool company came in at the lowest by $10-12K. 

The cost of resurfacing the pool is going to be about $29k. That is going to be about $400/member in addition to our annual dues, which we plan to spread over the next 2 years. At the January meeting, we will be voting on assessment for 2024 at $100 with the hopes of all the members helping fundraise $8k. Should we not meet that $8k goal, 2025 assessment will reflect the difference of what we did not meet.  Instead of $200, we could be paying $300 in addition to our annual dues in 2025. We are still brainstorming on ways to fundraise and are open to suggestions at the January meeting. Keep in mind, selling any goods could cause tax implications for the HOA.

We now have ways to pay electronically with credit card and zell but also still accept checks should still want to pay that way. We welcome anyone who needs to set up a payment plan for whatever that looks like for you. Please reach out to us to set that up. 

We are hoping to meet more frequently as a neighborhood to keep everyone informed as well as get more neighborhood involvement. At the meeting we discussed meeting every 2 months which puts our next meeting on January 7. We did discuss the weather being cold and have discussed possibly meeting at a library or something but also, the library does not stay open that late on a Sunday. Once we figure that all out, we will definitely send out notification.
